Fundamentals of Title Insurance

Title insurance 101 is a basic class on fundamentals. It's a must for new investors and a great refresher for seasoned investors. The class will be taught by a seasoned title company expert and a well experienced retired attorney. If you can't answer 90% of the following questions, you need to attend the class

1) Why do I need title insurance?

2) How much does it cost?

3) Who pays for it?

4) What does it insure against?

5) If I get title insurance for the purchase price today, can I get coverage for inflation?

6) Will you insure property which is in a land trust?

7) What is the difference between a general warranty deed and a special warranty deed?

8) Is it true that title companies don't like quitclaim deeds? If so, why?

9) I want to buy property, which is about to be sold on the courthouse steps. Can I get a commitment that you will insure if I am the successful purchaser?

10) I bought property at a sheriff's sale and have a sheriff's certificate. Can I get title insurance now?

11) What is a mortgagee's policy

12) I'm purchasing property on a land sales contract. Can I get title insurance now or do  I have to wait for my deed?

13) I bought this property a year ago and am selling it now.  Do I need a new policy or will the old one work? If I need a new policy now, can I get some kind of discount since it was insured so recently?  If the earlier policy was from First American Title Co. and the new one is from Lawyers, can I still get a discount?

14) Can I buy title insurance from lawyers if the escrow occurs elsewhere?

15) I bought property a few years ago and we didn't use a title co or get insurance. We just copied a deed from the back of a Wheaties box or got it online--I don't remember which.  My new buyer wants title insurance---can I buy it  from Lawyers? Will there be an extra premium?

16) Do all title companies in Oregon charge the same premiums for insurance? What about charges for escrow?
